The formula for calculating Ontario Land Transfer Tax is:
0.5% on the first $55,000,
Plus 1% of the amount from $55,001 to $250,000,
Plus 1.5% of the amount in excess of $250,001 to $400,000,
Plus 2% of the amount in excess of $400,000

The formula for calculating Toronto Land Transfer is:
0.5% on the first $55,000,
Plus 1% of the amount from $55,001 to $400,000,
Plus 2% of the amount in excess of $400,000

Land Transfer Tax Rebates: First Time Home Buyers
If you are a first time home buyer you are eligible for rebates for both the Municipal and Provincial Land Transfer Tax:
Municipal Land Transfer Tax (MLTT): Maximum $3725 and Provincial Land Transfer Tax (PLTT): Maximum $2000
